Frequently asked questions
The questions we hear most from people who want to buy or rent in Sinpaş Finans Şehir, especially buyers and tenants from abroad.
Can foreigners buy property in Turkey?
Yes. Citizens of most countries can buy a home in Istanbul, and the title deed is issued directly in the buyer's name. Some nationalities and some areas are restricted; we check this for the home you are interested in before the sale.
Can I get Turkish citizenship by buying a home?
Turkish citizenship requires buying property worth at least 400,000 US dollars and registering a note on the title deed that it will not be sold for three years. The rules change from time to time, so we confirm the current requirements with a lawyer before you apply.
Can a foreign homeowner get a residence permit?
Foreigners who own a home can apply for a short-term residence permit. In metropolitan cities such as Istanbul the home must be worth at least 200,000 US dollars. Some neighbourhoods may be closed to new residence permit applications; we check the neighbourhood before you apply.
Which currency are the prices in?
Listing prices are in Turkish lira. The dollar and euro amounts on the site are approximate, calculated with the Central Bank of the Republic of Turkey rate. Sale and rental contracts are made in Turkish lira.
What do I need to rent a home?
Usually a passport, a Turkish tax number (you can get it from a tax office on the same day), a deposit and the first month's rent. We tell you the details for each listing, depending on the home and the owner.
Can I decide without seeing the home?
Every listing page has photos and building details. Message us on WhatsApp to ask for more photos and videos. If you are in Istanbul, our office is inside the complex, so we can show you the home quickly.
Where is Sinpaş Finans Şehir and how do I get there?
It is in the Finanskent neighbourhood of Ümraniye, right next to the Istanbul Financial Center. The Finans Merkezi metro station, within walking distance, is opening soon; the nearest station open today is Çakmak, about 2 km away.
